UltraRoof 380 review

UltraRoof 380 is a tiled replacement roof for an existing conservatory, made by Ultraframe in Clitheroe. It is Ultraframe’s answer to Guardian and the other tiled systems: lightweight tiles or slates outside, insulation and a plastered, vaulted ceiling inside. The “380” refers to the depth in millimetres of its insulated eaves beam, the part that sits on top of your window frames and carries the roof.

Ultraframe says its earlier tiled roof, realROOF (launched in 2014), was phased out in 2017 and replaced by Ultraroof. If you already have a realROOF, it is a discontinued product and the information here applies to its successor.

Who makes UltraRoof 380?

Ultraframe (UK) Limited (company 01765701) has traded since 1983 and is one of the best known names in UK conservatory roofing. Latium Roofing Systems Limited has been its person with significant control since 18 July 2017, and the ownership chain on Companies House leads to Brian Kennedy. Ultraframe also makes the LivinRoof hybrid roof and the Ultraframe glass roof, and owns the Prefix Systems name. The main trading company has no insolvency record. LABC Registered Detail EWS1293 for UltraRoof 380 names Ultraframe (UK) Ltd as the holder and was first issued on 27 April 2021.

How UltraRoof 380 is built

Ultraframe designs UltraRoof to be made in the factory rather than on site. Its published description:

• A patented insulated box eaves beam about 380mm deep, filled with mineral wool.
• A hidden aluminium framework for the hips, ridge and starter bars.
• Structural insulated roof panels mechanically fixed to the frame.
• OSB/3 boards and a breathable membrane, pre-manufactured so there is no cutting or battening on site.
• Lightweight tiles or slates, with aluminium or tile-look cappings on the hips and ridge.

Because the eaves beam and panels carry the load, no tie bar is needed, and unsupported spans of up to 4m allow wide bi-fold or sliding doors. Designs go up to 6.7m by 5m. Ultraframe says the roof is watertight in about 6 hours and typically takes 2 days to install. Inside you get a vaulted, loft-style plastered ceiling with a small soffit outside and an internal pelmet for lighting. It was fire tested as a fully assembled structure by Warringtonfire.

UltraRoof 380 cost in 2026

Ultraframe does not publish prices, and ExpertSure lists UltraRoof as quote-only. The published figures are:

• ConservatoryCost.com (June 2026): £950 to £1,500 per m² installed, including disposal of the existing roof.
• ExpertSure (July 2026), for any tiled roof rather than UltraRoof specifically: £8,000 to £12,000 for a standard 4m x 4m Victorian (a 16 to 18 m² roof).

Our researched range for tiled roofs on a medium conservatory is £7,400 to £12,100 fitted in 2026, typically about £9,600. Per square metre figures are hard to compare between quotes, so ask for a whole-job price that includes frame work, plastering, lights and building control fees. Who sells and fits UltraRoof?

Most UltraRoof jobs go through Ultraframe’s installer network, which you can search on its “Find an Installer” page, and through trade fabricators. DIY suppliers such as DIY Conservatory Shop and Conservatory Roof Shop also sell it for self-build; our guide to replacing a roof yourself explains what that involves.

Conservatory Outlet, a Wakefield retailer network, markets an insulated “Ultraroof Conservatory”. The UltraRoof 380 LABC certificate is held by Ultraframe, and the commercial relationship between the two is not confirmed. See our Conservatory Outlet review.

Whoever fits it, a solid roof replacing glass or polycarbonate needs building regulations approval. The Registered Detail speeds that up but does not replace it, so make sure your installer submits the application and you receive the completion certificate. UltraRoof problems and reviews

UltraRoof has no Trustpilot profile of its own. Ultraframe’s profile covers all its products and stood at 4.4 out of 5 from 115 reviews on 27 September 2026. Among the low-star reviews are reports of water getting in around box gutters and lead flashing on older installations; Ultraframe replies to negative reviews.

The other drawback is the lack of a published price, which makes it harder to know whether a quote is fair. We found no independent long-term data on UltraRoof 380, which is a relatively recent product (its LABC certificate dates from 2021).

Verdict: who UltraRoof 380 suits

UltraRoof suits you if you want a tiled look from a long-established maker, one of the lighter tiled systems (38 kg/m² on Ultraframe’s figure), or wide doors without a tie bar across the room. It suits you less if you want a manufacturer guarantee that is insurance-backed or a published price to benchmark against.

When you get quotes, ask each installer for the specified U-value, the tile type and colour, what workmanship guarantee sits alongside Ultraframe’s 10-year parts guarantee, and a copy of the LABC Registered Detail.
