Conservatory roof repairs and what they cost

Most conservatory roof repairs fix one fault in one place, and on a roof that is otherwise sound they cost far less than replacement. MyJobQuote puts a typical conservatory roof leak repair at around £375, and Home Improvement Quote Today gives £500 to £2,000 for repairs. A new polycarbonate roof for a medium conservatory costs about £2,700 to £5,200, so the sums change quickly once a roof needs repair after repair.

How much do conservatory roof repairs cost?

Published prices for individual conservatory roof repairs are thin, and most roofers price by the job once they have seen the fault. These are the figures we could find, with who published them:

MyJobQuote says scaffolding is usually not needed, because ladders or the installer’s own access tower do the job at no extra cost. We found no reliable published price for resealing a whole roof, re-flashing the wall junction or replacing a single glass roof unit. Those depend on the length of wall, the number of joints, access and the glass specification. Note that the glass-only figure is for side window units, not roof units, which are normally toughened and may carry solar control or self-cleaning coatings.

Common conservatory roof faults and how they are fixed

Which? names the usual causes of leaks as blocked gutters and downpipes, panels damaged by weather or poor installation, worn sealant and roof vents, and flashing problems. This table runs from where you notice the problem to the usual repair:

Box gutters. Some roofs meet the house at a box gutter, which runs along the wall and takes the water from that side of the roof. Low-star Trustpilot reviews of Ultraframe mention water getting in at box gutters and flashing years after installation. The Guardian and Leka fitting guides fix box gutters into the brickwork every 400 to 450mm, and Leka recommends gallows brackets every 1,200mm, so a box gutter that has dropped may need re-fixing, not just more sealant.

Flashing where the roof meets the house. The joint between the roof and the house wall is sealed by flashing set into the wall above a wall plate or wall bar. Water can also run down inside the house wall and appear at the same spot, which is why Guardian says it is always advisable to fit cavity trays. LABC adds that foundation movement can cause cracks and water leaks where a conservatory meets the house. Our page on leaks where the roof joins the house takes you through each cause.

Seals, gaskets and caps. Each panel is held down by a cap along the glazing bar, with an end cap closing the foot of the bar. As seals age, water tracks along the bar before it drips. Which? suggests reapplying weatherproof sealant around joints, vents and cracks; on self-cleaning glass, Ultraframe’s installation guide says to use MS polymer sealant, not ordinary silicone. Ultraframe also warns that cap clips are likely to break when caps come off. SupaLite’s aftercare advice for solid roofs is seasonal checks of flashings and ridge seals, with professional inspections every few years.

Slipped and cracked panels. A single polycarbonate sheet can come out without disturbing the others: caps off, old sheet out, new sheet in with the flutes running downhill, solid tape at the top and breather tape at the bottom so condensation can escape. A slipped sheet is re-seated the same way. On an older roof, slipping sheets are one of the signs that re-sheeting the whole roof is due. Failed glass units. A glass roof is made of sealed double glazed units, and a cracked unit, or one with mist between the panes, is replaced whole. Match the size, thickness and coatings, or the new unit will look and perform differently from its neighbours. The Glass and Glazing Federation says repairing surface damage can be more economical than replacement. Approved Document L says replacing glazing in its existing frame is not providing a controlled fitting, so the energy efficiency rules do not apply.

Condensation is not a leak. Condensation forms on cold mornings whether or not it has rained, across the whole underside of the roof. Repair or replace: decision rules by roof age and type

Repair when the fault is in one place and the rest of the roof is sound. Replace when the roof is failing as a whole, or when the room is also too hot or too cold to use. Age matters because lifespans differ so much by material: MyJobQuote says glass and polycarbonate roofs typically start showing problems after 10 to 20 years, and solid roofs after around 25.

Then apply these rules:

• Still under guarantee? Go back to the installer first. Under the Consumer Rights Act 2015 a trader must perform a service with reasonable care and skill, and you can require it to put faulty work right at its own cost.
• Second repair in a few years? Put the money towards a new roof instead.
• Repair quote approaching £2,700? That is where a new polycarbonate roof for a medium conservatory starts, so get replacement quotes to compare.
• Room also too hot or too cold? A repair will not change that. In Which?’s April 2026 survey, difficulty regulating the temperature was the top conservatory regret, named by 24%.
• Cracks or a widening gap at the house wall? Get the structure checked before any repair. MyJobQuote puts a basic structural engineer inspection at £200 to £500.

Can you repair a conservatory roof yourself?

Some of it, from a ladder. Stay off the roof itself: Ultraframe says it is not safe to stand directly on a conservatory roof and that special ladders can be hired for maintenance, and ConservatoryLand says you should not walk on a polycarbonate roof.

Reasonable DIY jobs:

• clearing gutters and downpipes
• resealing a joint or vent you can reach safely
• replacing one polycarbonate sheet, if you are confident taking the caps off. One couple’s DIY re-sheet of a whole lean-to in 25mm polycarbonate took two people a full day and cost £324 in materials; they advise cutting sheets no wider than 700mm and using breather tape at the lowest point.

Leave these to a roofer or glazier:

• flashing and anything cut into the house wall
• box gutters
• glass roof units, which are heavy and must match the original specification
• anything that needs weight on the roof
• cracks or movement where the conservatory meets the house

A tube of sealant can stop a drip for a while, but it does not replace a failed gasket, a cracked sheet or flashing that has pulled away from the wall. Finding conservatory roof repairs near you

Local conservatory installers, window firms and roofers all take on repair work. If you have a branded solid roof, start with the firm that fitted it: Guardian tells owners to contact the certified installer first and will help you find them if you do not know who it was. For glass roofs, the Glass and Glazing Federation runs a directory of member companies.

Be wary of anyone who knocks on the door offering to fix the roof. Suffolk Trading Standards reported a roof repair offered by a cold caller at £2,000 that escalated to £29,900.

How to get a conservatory roof repair quote

1. Note where and when the water appears: during rain, or on cold mornings. Take photos.
2. Find the paperwork: the roof’s age and type, who fitted it, and any guarantee.
3. Ask for a visit, not a price over the phone. The cause has to be found before it can be priced.
4. Ask for the cause in writing, and exactly what the repair covers: which joints, caps, sheets or flashing.
5. Ask for a fixed quote, not an estimate. Citizens Advice warns that an estimate can leave you liable for extra charges.
6. Ask what guarantee comes with the repair, and get it in writing.
7. Get more than one price for anything beyond a small job. Citizens Advice recommends at least three written quotes for building work.

When a new roof makes more sense

If the roof is near the end of its life, compare a run of repairs with the cost of replacing it. Typical fitted prices for a medium conservatory (about 4m x 3.5m), including VAT:

When you get quotes, ask each roofer or installer to say in writing what is causing the problem, whether a repair will fix it for good, and what a new roof would cost by comparison, so you can weigh one against the other.
