For a medium conservatory (about 4m x 3.5m) in 2026, typical fitted prices are:

Is it worth replacing a conservatory roof?

For most people with an old polycarbonate or glass roof, yes, if the room sits unused for part of the year. A new roof turns it into a room you can use every month, at a fraction of the cost of building an extension. It is less worth it if the frames or base are failing, because those costs come on top. Is it worth it?

What is the cheapest way to replace a conservatory roof?
  1. New polycarbonate sheets on the existing frame (fixes leaks, not comfort).
  2. Insulated roof panels in the existing frame (the cheapest way to a warmer room).
  3. A solar control glass roof.
  4. A lightweight tiled roof (the most expensive roof-only option, and the warmest).
Do I need building regulations approval for a tiled conservatory roof?

Yes. LABC is clear that swapping a glass or polycarbonate roof for a solid one needs a building regulations application, because the conservatory stops being an exempt glazed structure. Building control checks the structure and the insulation (a new roof should reach a U-value of 0.15). Good installers make the application and hand you a completion certificate. How long does a conservatory roof replacement take?

A new polycarbonate roof takes one to two days, a glass roof two to four days, and a lightweight tiled roof usually three to six days including plastering and electrics. An orangery conversion with new walls can take two to three weeks. The old roof comes off on day one, and the installer should keep the room weathertight each night.
