How to clean and maintain a conservatory roof

Most conservatory roof maintenance comes down to two things: getting to the roof safely, and keeping water running off it. What else is needed depends on the roof, whether it is glass, polycarbonate or a tiled warm roof. We have not tested cleaning products, so where a maker publishes care instructions we give them, and where none are published we say so.

How do you clean a conservatory roof safely?

From the ground or a proper access ladder, never by standing on the roof. Ultraframe says it is not safe to stand directly on a conservatory roof and that special ladders can be hired. Use long-reach tools, follow the glass or sheet maker’s care instructions, and keep gutters clear so rainwater does the rest.

Plenty of people look for a way to get up onto the roof to clean it. The makers are clear that you should not, and that applies to the glass, the sheets and the glazing bars alike.

Can you stand or walk on a conservatory roof?

No. Ultraframe says it is not safe to stand directly on a conservatory roof, and one installer says you should not walk on a polycarbonate roof. If a job cannot be done from a ladder or the ground, use an installer with proper access equipment.

That includes clearing a blocked gutter on the conservatory itself: do it from a ladder, or ask a professional.

Cleaning a glass conservatory roof

Most modern roof glass is self-cleaning. Pilkington explains that its Activ coating works in two stages: it breaks down organic dirt in daylight, then makes rain sheet off the glass and carry the dirt away. It says the glass carries on cleaning itself even on cloudy days. Three things stop it working well:

• A shallow pitch. Pilkington recommends at least 10 degrees from horizontal so rain can flush the dirt away, and Which? gives the same figure. Saint-Gobain says its self-cleaning glass only performs on a gradient.
• Silicone. Pilkington says silicone run-off causes streaks and should not be used where water runs onto the coating. Ultraframe’s guide says self-cleaning glass must be sealed with MS polymer sealant, not ordinary silicone.
• Shelter and dust. Pilkington says sheltered or recessed glass and inorganic dust still need hosing, and that areas cleaned by hand take 5 to 7 days for the coating to reactivate.

For glass without a self-cleaning coating, we did not find specific maker guidance on cleaning products. Ask your installer or the glass maker which products are safe for your glass and any solar control coating. Cleaning a polycarbonate conservatory roof

Clean polycarbonate from a ladder, not from the roof. The sheets are multiwall, with small channels (flutes) running down the slope, and the ends are sealed with tape: solid tape at the top and breather tape at the bottom so condensation can escape. Sheet makers recommend end sealing tape to limit moisture and dirt getting into the flutes, so if the tapes have failed, dirt can build up inside the sheet where outside cleaning cannot reach it.

Discolouration is the other limit. Polycarbonate lifespan claims range from about 10 to 20 years, and one review site says clear sheets yellow over time. One retailer’s warranty covers discolouration only where it exceeds 20% light loss within 10 years. Looking after a tiled or solid roof

A tiled warm roof needs less cleaning but still needs checking. SupaLite advises seasonal checks and professional inspections every few years. The main jobs are:

• keeping gutters and box gutters clear;
• checking flashings where the roof meets the house, and the ridge seals; and
• inside, keeping the ceiling clean and the room ventilated.

That last point comes from the LABC certificate for Ultraframe’s LivinRoof, which says the homeowner should keep up a regular ceiling cleaning regime over the life of the roof and ventilate the room to keep relative humidity below 80%. Watch the junctions. Low-star reviews of one roof maker describe water getting in at box gutters and flashing years after fitting, and LABC notes that foundation movement can cause cracks and leaks where the conservatory meets the house.

Aluminium bars, cappings and trims

Powder-coated aluminium is not maintenance free. Ultraframe’s guidance says to clean it with warm soapy water, wax polish it up to twice a year, and touch up any damage with primer and a top coat. Avoid prising off glazing bar caps unless you need to: Ultraframe says the clips are likely to be damaged when caps are removed and will then need replacing.

When cleaning is not enough

Which? lists the common causes of conservatory roof leaks as blocked gutters and overflowing downpipes, panels damaged by weather or poor installation, worn sealants and roof vents, and problems with flashing. Leaks were a regret for 9% of the members it surveyed.

Many leaks can be repaired. Which? suggests clearing gutters, replacing loose or cracked panels and resealing joints, vents and cracks. MyJobQuote puts a typical roof leak repair at around £375, and another price guide gives £500 to £2,000. The GGF notes that repairing damaged glass can sometimes cost less than replacing it. At some point, maintenance stops paying. These are the lifespans sellers and review sites quote, since no independent study exists:

Maintenance and your home insurance

The Association of British Insurers lists wear and tear and damage caused by a lack of maintenance among the things home insurance does not cover, and it advises keeping roofs maintained and gutters clear. When storm claims are disputed, the Financial Ombudsman Service looks at whether the storm was the main cause, and claims can fail where the roof was already in poor repair.
