Conservatory roof vents and ventilation

Ventilation is the cheapest thing you can change in a conservatory, and it affects the two complaints owners raise most: heat in summer and condensation in winter. Temperature that is hard to control was the top conservatory regret in a Which? survey of more than 3,000 members in April 2026, named by 24%. This guide covers what roof vents do, what the rules say, what changes when you fit a new roof, and what to do about a vent that leaks.

Do conservatory roof vents actually help?

Yes, for heat and for condensation. Warm air rises, and Which? says roof vents let hot air escape naturally upwards. It pairs them with small outward-opening vents at the top of window panes, and opening doors and windows in the cooler parts of the day. Vents will not fix a roof that lets in too much sun.

Which? says south-facing conservatories without shade are the most likely to overheat, and that the amount of roof glass, poor ventilation and a lack of shading all add to the build-up. So a vent is the first step, not the whole answer, if your conservatory is too hot in summer.

For condensation the logic is the same. The Glass and Glazing Federation explains that condensation forms when moist air meets a cold surface. Getting that moist air out, through vents or open windows, reduces how much lands on the glass.

Types of conservatory ventilation

Opening windows and doors still do most of the work in practice. Which? suggests opening them early in the morning, in the evening and at night, when the air outside is cooler.

Does a conservatory need ventilation by law?

Usually not, if it is 30m² or smaller. Approved Document F, the ventilation guidance for England, says conservatories with a floor area not over 30m² are exempt from its requirements, and its conservatory guidance applies only to larger ones. The picture changes if a habitable room gets its fresh air through the conservatory.

Where a room in the house is ventilated through the conservatory, Approved Document F asks for:

• purge ventilation (opening windows or doors) sized on the combined floor area of both rooms;
• background ventilation of at least 10,000mm² equivalent area; and
• a permanent opening between the two rooms of at least 1/20 of their combined floor area.

For purge ventilation, a hinged or pivot window that opens between 15 and 30 degrees needs an opening of 1/10 of the floor area. A window that opens 30 degrees or more, a sash window or an external door needs 1/20.

If the doors between the house and the conservatory are removed, Approved Document L says the conservatory should be treated as an extension. For an added habitable room, Approved Document F asks for background ventilators of at least 12,000mm² between the rooms and 12,000mm² to the outside. Whether a building control body applies that to a former conservatory is not something we could confirm, so ask. Approved Document O, on overheating, applies to new homes only, so it does not apply to a conservatory re-roof.

Ventilation with a new tiled or solid roof

A warm roof is not a reason to seal the room up. LABC’s checklist for a solid replacement roof tells building control to “Check existing provision and any requirement for roof void ventilation”. The roof makers build ventilation and moisture control into the structure:

• Vapour control inside. Guardian insists on foil-backed insulation with foil-taped joints, Leka seals every insulation joint “to create a solid vapour seal”, and LivinRoof’s plastering guidance uses a plasterboard with a metalised film as a vapour control layer.
• A breathable membrane outside. Guardian specifies a vapour-permeable underlay above the deck, laid so water runs to the outside.
• Ventilation at the ridge. Guardian’s guide fits a ventilation strip under the ridge. Guardian also says its system has been tested by BRE for interstitial condensation risk.
• Room ventilation. SupaLite recommends trickle vents in the window frames and air bricks in the dwarf walls.

The LABC certificate for Ultraframe’s LivinRoof goes furthest. It says the homeowner must be told to keep the room ventilated so relative humidity stays below 80%, and to keep up a regular ceiling cleaning regime over the life of the roof. The reason it gives is that research points to a potential risk of mould growth on plaster and paper surfaces, even though surface condensation should not occur.

Roofs built over the top of an old roof are the exception to watch. PanelX says wrap-over roofs can bring condensation and heat loss problems, and a solid-roof installer argues that aluminium panel skins without thermal breaks risk cold bridging. Ventilation on a glass or polycarbonate roof

On a glass roof, ask what ventilation is included. Ultraframe fits ridge trickle ventilation as standard on duo-pitch roofs and recommends its eaves vent where there is no insulated pelmet.

On polycarbonate, the sheet ends matter. When sheets are fitted, the top end is sealed with solid tape and the bottom end with breather tape, so condensation inside the sheet can escape. If you are having sheets replaced, check the breather tape goes at the lowest point.

Why is my conservatory roof vent leaking?

Often because the seals around it have worn. Which? lists worn sealants and roof vents among the common causes of conservatory roof leaks, alongside blocked gutters, damaged panels and flashing problems. A local leak like this can often be repaired rather than replaced: MyJobQuote puts a typical roof leak repair at around £375.

Roof leaks were a regret for 9% of the Which? members surveyed. Before paying for a repair, check the gutters are clear, since overflowing gutters are another cause on the same list. Do not climb onto the roof to reach a vent: Ultraframe says it is not safe to stand directly on a conservatory roof. What to ask about ventilation when you replace the roof

• What ventilation is built into the roof itself, at the ridge and the eaves?
• How is condensation controlled: vapour control layer, membrane and taped joints?
• Will you fit trickle vents or air bricks, and are they in the price?
• Is an opening roof window or vent included, and does it meet the U-value rules?
• How will building control’s ventilation check be met?

When you get quotes, ask each installer to answer these in writing, so you can see which prices include ventilation and which leave it out.
